The Kirkwall Hotel is a proposed 94-bedroom development on the former Jewsons Yard site in the town centre, designed by Bracewell Stirling for Orkney Builders Ltd. The scheme is conceived to respond sensitively to the local context, drawing inspiration from Kirkwall’s historic burgage plot layout and traditional Orkney gable forms, while introducing contemporary materials and a clear architectural identity.

The development includes hotel accommodation, a restaurant, bar, staff facilities, and supporting infrastructure. Public realm enhancements form a key part of the proposal, with new pedestrian routes and landscaped open spaces improving connectivity between the hotel, Peedie Sea, and the wider town centre. Accessibility is integral to the design, with level access entrances and five fully accessible rooms.

The material palette combines recyclable aluminium and galvanised metal cladding, providing long-term durability while reducing environmental impact. Sustainable measures extend to the site layout, with EV-enabled parking for 50% of spaces and infrastructure to accommodate future electric vehicle growth.

Strategically located adjacent to Kirkwall’s bus station and within walking distance of ferry terminals, shops, and amenities, the scheme aims to create a hotel that is both locally rooted and future-ready. The project is currently at the planning stage, pending client approval.
