Lochgelly Industrial Units
We are working with Electricity Asset Services Ltd. on the development of eight new industrial units at The Avenue Industrial Estate in Lochgelly, Fife. Set on a fully remediated brownfield site within a designated employment zone, the project supports the expansion of a key local employer while breathing new life into a site shaped by the town’s industrial past.
The design draws directly on Lochgelly’s heritage, with Corten steel cladding evoking the texture and tone of the area’s colliery structures. A striking sawtooth roofscape maximises natural light and provides the ideal orientation for photovoltaic panels, while a distinctive tower element references historic pithead forms and offers potential for future wind turbine integration. Together, these features create a contemporary industrial aesthetic rooted in place and purpose.
Alongside the flexible units, one larger space has been designed as a staff breakout and gym facility with panoramic views towards the Lomond and Benarty Hills — underlining the client’s commitment to workplace wellbeing.
Sustainability is embedded throughout, from EV charging provision for half of the 24 parking spaces to permeable paving, integrated drainage, and planting strategies that enhance biodiversity. Excellent connections to pedestrian and cycle routes, public transport, and the A92 ensure the site is highly accessible and future-ready.
