Phase 2 of the Blar Mhor development in Fort William delivers 122 affordable homes as part of the wider masterplan for the area. This phase builds upon and refines the vision for a sustainable, high-quality neighbourhood, following the initial phase delivered under a different architect. The development provides a mix of 2, 3, and 4 bedroom houses and flats, arranged to create a strong sense of place and community.

The design emphasises permeability, legibility, and integration with the surrounding landscape, avoiding cul-de-sacs and orientating homes to overlook streets, play areas, and open green spaces. Dual-aspect dwellings, varied rooflines, and a simple palette of smooth render and Cedral weatherboarding contribute to a coherent yet characterful streetscape.

Sustainability is central to the project, with homes achieving high standards of energy performance through air source heat pumps, photovoltaic panels, and enhanced insulation. Provision for electric vehicle charging and active travel links—including a 3.0m cycle and footpath connection to the A830—supports low-carbon living.

Landscape design is a defining element of the scheme, incorporating natural play areas, public greens, and biodiversity corridors. Areas of relocated peat were reimagined as enhanced wetland habitats, providing ecological and visual benefits. The layout and streetscape were developed in accordance with ‘Designing Streets’ principles, creating a pedestrian-friendly and inclusive public realm.

Completed in early 2025, Blar Mhor Phase 2 establishes a connected, sustainable residential environment that contributes significantly to local housing need and aligns with the FW08 allocation in the West Highlands and Islands Local Development Plan.
