Bracewell was appointed to deliver Phase 2 of the Peerie Sea Loan development in Kirkwall, continuing the planned residential expansion set out in the wider Grainbank masterplan. Located southwest of the original Phase 1 neighbourhood, the scheme introduces 10 new two-storey terraced homes, arranged to extend the existing street network and reinforce a coherent sense of place.

The design builds upon established principles from the first phase, ensuring architectural consistency through coordinated layouts, landscaping, and urban form. A fabric-first construction strategy underpins the project, delivering highly insulated, energy-efficient homes designed to minimise heating demand, reduce environmental impact, and support long-term affordability without relying on bolt-on renewable technologies.

Infrastructure improvements include a new looped access road connecting two existing cul-de-sacs, enhancing permeability and supporting safe pedestrian movement. Roads, drainage, and utilities have been planned to accommodate future phases of the masterplan, enabling a logical and efficient pattern of development over time.

Phase 2 aligns closely with both the Grainbank Design Brief and the Kirkwall Urban Design Framework, reinforcing the area’s evolving character as a well-connected, sustainable residential community. The completed development contributes to Orkney’s affordable housing supply while maintaining a clear design identity that integrates with the surrounding context.
