The Maltings is a conservation-led housing and care project for Scotia Homes, set within the historic heart of Haddington. Centred on the refurbishment of the Listed Simpson’s Maltings building, the development combines listed building conversion and new-build housing within a walled garden setting adjacent to the River Tyne. This sensitive approach ensures the site’s heritage is celebrated while providing much-needed modern homes.

The scheme delivers a balanced mix of private and affordable housing, complemented by dedicated care accommodation, fostering an inclusive and sustainable community. Its design draws inspiration from local traditions, with the use of natural slate, red pantiles, and colour-washed wet dash roughcast to harmonise with Haddington’s established character.

Carefully planned courtyards, landscaped gardens, and pedestrian-friendly routes reinforce the sense of place and encourage social connection.
